Title Insurance

Costa Rica has no title insurance companies but there are US title insurance companies that operate here. Title insurance normally costs 1.5% of the sales price.  If you buy “Title Insurance” the insurance company will either use your attorney or theirs to do all of the things your attorney would normally do. If they use their attorney, they will charge you for both the “Title Insurance” and the costs of their attorney. You will still have to pay for your own attorney.

It is my opinion that Title Insurance does not add anything of value to the real estate transaction. If you want to pay the premium to “feel good” then go ahead and do so.  You end up paying more and receiving the same product.  Title insurance would not have protected us against any of the problems we encountered.
